GE bâti – Property by floors
Ownership by floor (PPE), introduced into the Swiss Civil Code 50 years ago, is a particular form of co-ownership. Its goal is to promote access to property.
The floor owner is co-owner of the building and has an exclusive right to his floor unit. Property by floor is regulated mainly in chapter III of the Swiss Civil Code, art. 712a to 712 t and articles 646 to 650 concerning co-ownership are also applicable.
Each owner has an exclusive right to use, administer and internally arrange his private share. He contributes to common charges and common administration costs in proportion to the value of his shares.
SPATIAL SA developed in 2012, on behalf of most Geneva surveying engineers, the GEBati Property Par Etages application:
The graphics are built in Autocad environment.
The notebook is automatically generated by the Microsoft Excel spreadsheet.
A proprietary development transfers all the data produced into an Esri geodatabase, for standardized delivery to the Geneva Official Surveying service (Territorial Information Department and Land Registry).
Version 2 of GEBati, deployed in 2022,
allows management of all floors in a single file
establishes a one-to-one link between Autocad and Excel, making it easier to manage changes to already modeled projects.
